In Kerala, the weather does not destroy a house in one storm. It takes it apart slowly, through the monsoon, every year, along the joints and edges that were finished in a hurry.
Materials matter less for how they look on handover day than for how they behave in the third or fourth monsoon.
Water is patient
Water does not need a crack. It will travel through a porous surface, sit in a wall, and find the steel inside it. The materials that last are the ones that either shed water quickly or can dry out quickly, and the details around them matter as much as the material itself.

Walls and plaster
- Laterite breathes and handles damp well, which is why it has a long history here. It needs a good plaster and a wide roof overhang to protect it.
- Concrete blocks are predictable and quick. They key better to plaster if the surface is roughened first.
- External texture should be breathable. A fully sealed, glossy coat on a damp wall traps moisture inside the wall instead of keeping it out.
- The plinth is the detail people skip. Keeping the floor level 450mm to 600mm above ground, with a proper damp proof course, does more for a house than any expensive tile.
Wood and joinery
Choose timber for where it will sit, not for what it looks like in a photograph. Window frames face rain and sun. Internal doors do not. Treated timber is fine in a dry, covered position and the wrong choice on a west facing wall with no overhang.

Floors and the five finishes that fail first
Vitrified and ceramic tiles are the safe choice for most of a Kerala home. Wood is lovely and needs a dry room, a sealed edge and honest maintenance. Where we see finishes fail first:
- MDF and particle board in wet areas, including kitchen units close to the sink.
- Paint on external walls that traps moisture rather than letting the wall dry.
- Untreated timber in a covered but humid space.
- Grout with no sealer on an external floor or a shower wall.
- Metal fittings that are not rated for coastal air, which rust from the inside.
Maintenance you will actually keep up with
A design that depends on annual repainting of every external surface will not be maintained. Plan for materials that can be cleaned and left alone, and keep the roof, the overhangs and the drains in a state where they do their job without asking.
